Around Wind River Estates the amenities are beautiful and well taken care of. Amenities in the neighborhood include side walked streets, lighted streets, trees, shrubs, flowers, four stocked ponds that are catch and release for Association Members only, a smoke-free neighborhood swimming pool with facilities, and walking and jogging trails around our lakes. Several acres of common areas are mowed, edged, trimmed, fertilized, and watered producing a green, lush landscape for all to enjoy. All these are maintained as best as possible by our members paying their semi-annual dues. Our neighborhood is professionally managed by Lone Star Association Management. An elected Board of Directors oversees the day to day operations, budgeting, spending, maintenance and much more along with Lone Star.
Wind River Estates Homeowners Association sports four different lakes here in southern Denton. Imagine, if you will, a brisk morning jog or walk around one of our lakes as the ducks watch you go by. Listen to the droplets of water from the water fountains collide with the surface of the water. Each lake is catch and release and requires a current fishing license from the state. Fishing is limited to Association Members. Violators will be prosecuted. One of the lakes feature two water fountains which are lighted at night and add to the beautiful environment of our neighborhood. The water fountains also serve a scientific purpose providing oxygen to the water to reduce the growth of moss and unwanted algae. The lakes are treated during the hot summer months for safe conditions. Unfortunately, swimming and boating are not allowed in our lakes as it is unsafe. The lakes along with the trails and lush green grass adjoining it with the stones creates a beautiful and relaxing atmosphere to sit back and fish and simply just sit back.During the months between April through October, Wind River Estates promotes and rewards those neighbors who take immaculate care of their lawns through the Yard of the Month Program. Codes, Covenants and Restrictions, and By-Laws
In order to keep Wind River Estates Homeowners Association beautiful, Codes, Covenants and Restrictions, and By-Laws were developed in the very beginning by the developer of our neighborhood. If you are unfamiliar with these documents of the Association it is highly advised that you do become familiar. You will also find the Articles of Incorporation, Pool Rules, and Architectural Control Committee (ACC) Request Form very informative and useful. Any Association Member desiring to make a change to the exterior of their home in Wind River Estates must have approval from the Architectural Control Committee (ACC). Before beginning your project, allow enough time for approval, especially if contractors are involved. Other documents of interest include Volunteer Waiver Form and the Fine Policy. Not all of us in Wind River are blessed with property that backs up to the lakes, but if you are one of those blessed families you have a beautiful window to look out of. You will enjoy the ducks, people running by and the cool breeze in the summer sweeping across the cool water and into your face. Imagine a picnic in your backyard by the lake. What could be better?
