Founded in 1998, Wind River Estates Homeowners Association, Inc. is comprised of 430 beautiful Texas homes nestled into the southern portion of Denton, Texas. The neighborhood is a beautifully landscaped environment with four stocked ponds, a members only, smoke free community pool with restroom facilities, walking and running trails around the lakes, and the neighborhood is easily accessible to Interstate 35E for your commute to work, shopping, dining or traveling needs. With the continued development of restaurants and unique shopping and entertainment in Unicorn Lake just east of our neighborhood, Wind River Estates Homeowners Association, Inc. in Denton, Texas is an exciting and pleasurable neighborhood to live in.
Wind River Estates is a non-profit corporation that exists to help preserve our neighborhood property values and natural beauty through architectural controls, design guidelines, and deed restrictions. The Association, through the payment of semi-annual dues, provides for the maintenance and upkeep of all common areas and neighborhood amenities. Our Association is professionally managed through the guidance of our elected Board of Directors and by Lone Star Association Management, a leader in Association Management in North Texas. Our Community Manager is Christine Riggs. If you are already a resident in Wind River Estates, you already enjoy the amenities and convenience of our neighborhood. If you are considering purchasing a home within our neighborhood, we welcome you with open arms and congratulate you on a wise decision. We encourage all our residents to become involved in one of our committees when time allows. You need to be familiar with the Covenants, Codes, and Restrctions (CCR's) in our neighborhood as well. Paying your association dues is very easy to do. You will receive your notice twice a year and may pay by mail or online. In approximately 2007, accepting credit card payments became an option and you may do so by visiting Lone Star's website at www.lonestarmanagement.com If you have not created an account, you will need to do so and will need your account number to complete the process. There is a small convenience fee for paying via credit card. Another option is to utilize your own banks online billing feature if offered. Please make sure you have the correct address and account number.
So you are walking the trails around one of the lakes and notice a sprinkler head in one of the common areas shooting straight up in the air. Who do you report it to? Report it directly to Christine Riggs or Lupe Graham of Lone Star Association Management. They will contact the vendors for immediate repair. If you notice anything that is broken, not in working order, missing or anything of that nature please contact them. We very much appreciate your help in keeping Wind River Estates beautiful!
Crime Watch Program "Wind River Rangers"
An effective program creates deterrent. The Wind River Crime Watch Program nicknamed the "Wind River Rangers" has been up and running since 2007 and has been an effective deterrent to crime. Crime has not been a big problem in our neighborhood partly because of the program. The "Rangers" put out good information via Wind River Email News and other social media along with random patrols at night and random monitoring. The program is only as good as its volunteers and right now we need volunteers. If interested in volunteering for this or any other program in Wind River Estates, please contact Lone Star Association Management.
Become Part of the Wind River Estates Neighborhood Volunteer Team!
Not everyone has time to volunteer, but what you can contribute is valuable to our neighborhood. Volunteer for the Social Committee, Pool Committee, or even the Landscape Committee. Become a part of the decision making process in our neighborhood. Recommend which flowers and shrubs are planted for example. Plan a neighborhood party, or better yet a Grand Opening Pool Party each year! Your time is valuable to your neighbors who don't have the time to volunteer. Your volunteerism is a precious gift to our neighborhood! It's the American way! Help make Wind River Estates an even better place in Denton.
